Moda knows how important your furry friend is, and pets are welcome across all our Moda communities. We don’t charge you anything extra for your pet to live with us and you can apply for a pet to move in at any time.
We have some simple but essential terms and conditions to make sure you, your pet and all of our residents are safe and happy.
You must apply for permission from Moda to keep a pet either before you move in or when you are thinking of getting a pet. This applies if you replace a pet also or are thinking of getting an additional pet. Moda will consider the application for a pet, taking into account any constraints of the property/building and all relevant legislation.
You will have to comply with the terms set out in this pet policy in relation to any pet.
In accordance with section 16A of the Housing Act 1988 (as inserted by the Renters’ Rights Act 2025), the following procedure applies when you wish to keep a pet at the property:
You must submit a written request to us for consent to keep a pet at the property. Your request should include a description of the pet (including the type, breed and name of the animal).
We will respond to your request within 28 days of receiving it (the “consent period”). If we reasonably require further information from you in order to consider your request, we will notify you in writing, and the time for a decision will be extended in accordance with the law. Our response will either grant consent (with or without reasonable conditions), or refuse consent, and we will provide written reasons for any refusal or any conditions imposed.
We must not unreasonably refuse consent.
For the comfort of all residents, pets are not permitted in any amenity areas including lounges, gym or terraces, or to roam in any communal areas such as corridors or stairwells. Dogs are welcome in external landscape or play areas, but never their mess.
You must not leave your pet in your home when you are away unless full arrangements have been made for their care.
Dogs must not be left alone in the home for more than eight hours at a time. If your dog is nervous or anxious you should adjust this time down accordingly to accommodate its individual needs.
All mess must be cleared up promptly.
We can’t accept any animal listed in the schedule of the Dangerous Wild Animals Act 1976, protected or dangerous breeds. Any dog listed under the Dangerous Dogs Act 1991 may not be kept at the property including Pit Bull Terriers, Dogo Argentino, Japanese Tosa, Fila Brasilerio and XL Bullies.
We reserve the right to refuse breeds or any pet where it may not be conducive to safe and healthy living conditions for the animal or residents of the development.
You must not breed any animal or offer for sale any animal from the premises.
You must ensure that your pet does not cause a nuisance to neighbours. This includes excessive noise.
All pets must be approved in writing; If you wish to house another pet, you must reapply to us in advance.
All pets must be vaccinated and regularly treated to prevent fleas and worms (if appropriate).
Pets must not be left unattended on balconies at any time.
Moda cannot take responsibility for dog walking or allowing access to your home for dog walking services, unless through an approved service partner. We do have local contacts to assist with services if needed.
You are required to keep all areas of the property clean and free from excessive pet hair and infestations. When entering the property, you should clean your dog to prevent dirt transference. Should any excessive dirt, parasites or other infestation be found, residents must promptly arrange for de-infestation, cleaning or fumigation (including having the carpets and curtains professionally cleaned where needed) or we will arrange this at your own cost.
You are responsible for your pet in accordance with the Animal Welfare Act 2006 at all times. This includes managing the climatic control within the home and for ensuring that it is appropriate for your pet. If we believe that a pet has been neglected or abandoned, it may be reported to an appropriate animal welfare organisation and emergency access to your home may be necessitated.
You will be liable for the cost of any damage caused to the home or communal areas of the building (if any) and will be charged the full cost of making good any damage. Any damage must be reported to the Moda team immediately.
A check out inspection will be carried out at the end of your tenancy. You're responsible for the cost of a deep clean including the carpets and curtains if required.
If you breach the terms of this pet policy, we may revoke our consent to you keeping a pet at the premises.
